Adair acted as Quantity Surveyors on this 21,500 ft2 commercial development involving the refurbishment of an existing building and a complex extension, including a roof comprising architectural glazing.
We assisted in all pre-contract activities, including recommending and procuring an enabling package with a specialist demolition contractor that brought greater value to the project. We also reviewed and optimised the programme to ensure it met the client’s tight timescales and identified value-add strategies, such as improving the lead-in schedule for glazing.
The client and architect identified the need for a high level of sustainability and we advised on the most commercially viable options and reported quality issues to the architect throughout the project.
Once the project had been tendered, we undertook post-contract services to deliver the project as efficiently as possible. When a dispute arose with the contractor over late delivery we were able to use our dispute resolution skills to advise the client and achieve a successful outcome.
We also acted as CDM Co-ordinator, advising our client on how to meet its statutory duties under the Construction Design and Management Regulations 2007.
