Adair was appointed on this complex development of a Grade II* listed building comprising the complete refurbishment of the 9,000 ft2 existing property and an 8,000 ft2 extension to produce a single super-prime residence overlooking Hampstead Heath.
To ensure the design meets the demands of high-net-worth clients, we spoke with potential personal buyers to understand their requirements. This allowed us to improve the design and maximise the developer’s asset value by, for example, adding car parking spaces and staff quarters.
Our role involves extensive liaison with the local Conservation Officer to ensure that work affecting the historical elements of the existing building comply with the strict conditions of heritage legislation. This includes sensitive investigations using minimally invasive techniques, which allows us to develop solutions that are agreeable with the Conservation Officer. For example, we surveyed every timber element in the existing building so we could retain as many original features as possible.
Adair acted as CDM Co-ordinator, advising our client on how to meet its statutory duties under the Construction Design and Management Regulations 2007. We have also successfully managed the planning process and have implemented the enabling works.
