The project involved the demolition of the existing dwelling and the construction of a six-bedroom house including: a detached four-car garage and staff quarters; basement leisure facilities (including swimming pool, steam room, sauna, gymnasium, a recreation room and cinema); and a master suite including a large dressing room and high-specification en-suit bathrooms with steam showers.
Adair acted as the Employer’s Agent for a speculative developer on this super-prime residential development. Under the design and build contract, this involved protecting our client’s interests through administering the contract, chairing site meetings and attending the site on a regular basis to assess progress, ensuring the project was delivered on time and in budget.
In addition, we liaised closely with the client’s bank to ensure the project’s complex financial funding circumstances did not prevent the contract from starting in very short timescales.
With Adair’s involvement, our client was able to achieve a significant return on their investment.
