Adair initially project managed the successful planning process of this super-prime residential development, which will substantially increase the client’s asset value. The project will convert two houses into five luxury apartments with a double basement that includes a car park with turntable.
We were then appointed as Project Manager, Quantity Surveyor and CDM Co-ordinator for the procurement of the consultant team and the full construction works, and to ensure that the project meets the exacting demands of the client.
The project will retain the listed façade and bring it up to modern standards, while completely removing and rebuilding the interior and rear of the building. We recommended a two-stage procurement route that allowed work to start quickly on-site.
We are managing the complex interface between the different contractors that are performing the stage one ‘shell and core’ work and the stage two fit-out work; for example, identifying responsibility for electrical problems at the crossover of these two stages.
We have also been appointed as Party Wall Surveyors and have successfully negotiated complex awards and served notices with the surveyors acting for the 22 adjoining owners, consisting of many different head lessees, freeholders, sub-lessees and tenants.
